We have listed below the items you will need to complete the application, along with information about the loan programs and down payment requirements. Please be sure to complete all of the information and list all of the properties you own in the requested fields. Failure to do so could cause a false denial, approval or a delay in the loan processing. Information you will need to complete the online application:

Borrower and Co-Borrower Information

  • Social Security Numbers for All Borrowers
  • Date of Birth for All Borrowers
  • Current and Previous Addresses for the Last Two Years for All Borrowers
  • Name and Address of Employer(s) for the Last 2 Years of Employment for All Borrowers
  • Income Information (from Your Pay Stubs) for All Borrowers

Property Information

  • The Online application is for Georgia and South Carolina properties only.  For out-of-state properties, please email or call (678) 658-4466, Monday - Friday, 8:00 to 4:00.
  • Purchasing: Please provide an address if you have a sales contract. If you do not have a sales contract, please enter "TBD" with a City, State and Zip code of where you are looking to purchase. You will need to indicate whether the property will be your primary residence, a secondary home or an investment property. We will also require an estimated amount for property taxes and homeowners insurance.
  • Refinancing: Please provide the address of the property you are refinancing. You will need to indicate whether this is your primary residence, a secondary home or an investment property. We also need the annual dollar amount of property taxes and homeowners insurance for the property.

Most purchases will require a down payment, currently between 3 and 5%, depending on the loan type you choose and qualify for. FHA requires 3.5% down and conventional loans require 5% down. Please enter the “sales price” of the home and then subtract the down payment from the sales price to determine the “loan amount”. For example, if you are applying for an FHA loan and the sales price of the home is $100,000; subtract 3.5% or $3500; and put the lower amount into the “loan amount” space, which in this case is $96,500.

We do not offer 100% financing on mortgage refinances. We finance up to 96.5% of the home’s value. The value of the property must be higher than the loan amount. For example, if the value of the home is $100,000 the maximum loan amount would be $96,500.

We offer USDA loans. These loans do not require a down payment. To qualify for a USDA loan the property must be in a USDA eligible area. These properties are located outside of the metro area.

We offer VA loans. These loans are for veterans only and do not require a down payment.

The minimum credit score to qualify for a mortgage is 640. Other restrictions and conditions apply.

The minimum loan amount is $50,000 and the maximum loan amount is $2,000,000.
