Zero Down Payment
- Flex 100: No down payment is required on this loan; the borrower does
not have to be a first-time homebuyer; and there are NO income limits! This loan also offers the security of having
one loan at a fixed rate for 30 years. The borrower must contribute at least $500 towards the purchase of the home
and the Seller is limited to paying 3% of the sales prices towards closing costs and prepaids/escrows. This loan
does have Private Mortgage Insurance (PMI) but at a reduced rate for credit union members only.
- My Community: This Zero Down Payment loan for
first time homebuyers requires NO Borrower contribution AND allows the Seller to pay up to 6% towards
closing costs and prepaid expenses. The higher interest rate is more than offset by the Reduced PMI. Income Limits
do apply to this loan.
Second Home Mortgages
For those soon-to-retire or vacation home seekers, we offer loans with as little as 5% down payment
and the same low rate as primary residences. Fixed rates are available.
Investment Property
We also can finance Investment Properties including single-family residences, duplexes and
quadruplexes. If purchasing an investment property, a 10% down payment is required. If
refinancing an existing investment property mortgage, you may borrow up to 90% of the home's appraised value.
Stated Income/No Ratio No Document Verification
For members with hard-to-document income, we offer Stated Income and No Doc loans. These loans work especially
well for self-employed borrowers. These loans offer fixed-rate as well as adjustable-rate terms. Excellent credit is required.
Interest-Only Loans
We offer Interest-Only loans on both fixed-rate and adjustable-rate terms. No Principal is due for the first 10 years
of the loan, offering lower monthly payments.
Reverse Mortgages
Mortgage for Seniors 62 years or older. NO Monthly Payments for as long as you live in the home. Mortgage is due when
the last borrower on title passes away or when the house is sold. Borrower still owns the home. No credit requirements or qualifying.
